MYTH 1

The MLS Sells Houses

A common thought in the public and also among agents is just get a house on the MLS and it will sell.

That is kind of true. But, let's look deeper.

Fun Fact: all real estate web sites have the same data - MLS data.

What that means is that Zillow.com, Realtor.com, UtahRealEstate.com, HipsterBobRealtor.com, etc, all have the Exact Same Data!

Buyers scour the zillions of websites out there to find homes they like, and all of these websites have the same houses!

So, The vast majority of buyers WILL find their new house on the MLS!

But that doesn't guarantee a good result.

What is the REAL GOAL for sellers? Just selling? Or, is it SELLING QUICKLY for the MOST MONEY possible?

Time on Market and Selling Price Achieved is where Agents and Brokers distinguish and separate themselves.

A good agent will be an expert at these few things, at least: pricing, staging, photography, answering buyer and agent calls, open houses.

A great agent will have many more subtle skills, such as negotiation. The subtle skills cannot be underestimated!

MYTH 2

Commission Paid Implies Results Achieved

The world of real estate has been in flux since I started, 20 years ago. There have been so many changes, it would be impossible to list them all.

But, I would like to examine with you what I think the biggest change has been: what do Real Estate Agents do with their time? And Money?

When I started selling, the internet was just coming to life. I was there for the revolution that turned the MLS from this to this!

That's right! The MLS started out as a shabbily printed, black and white, grainy, twice-a-month, out-dated-the-minute-it-was-printed, magazine that was carefully guarded by Brokers. It was their money maker!

Home Buyers had two choices. Come in and look at the Mug Books, or get in the car, blindly trusting that their agent knew what they wanted.

Back then, agents spent their time mostly look for Houses, not clients.

Today, agents spend MOST of their time looking for CLIENTS! Selling Houses is a Distant Second!

The internet has made the selling part of the Real Estate Business very efficient.

How have agents and brokers reacted?

Pressure to lower commission percentages is huge. Companies like Homie have evolved to commoditize the Listing process. They charge a lot less than traditional agents, while offering a lot less: the physical steps of listing without the dedicated expertise.

Some traditional agents take your full commission dollars and enjoy the efficiencies of technology, spending their newly freed up time marketing. Others go a different path, spending enourmous sums of money on internet marketing. Companies like Zillow.com and Realtor.com can charge thousands or tens of thousands per month for leads.
